(2) DEPOSITS and CLOSING
While on the “Magic Bus Tour”, if you are the highest bidder for the property, you will be required to deposit $2000 in earnest money for each property that you are buying. Buy one house you’ll need $2000 … buy three … you’ll need $6000 total. You get the picture!
Earnest money is is non-refundable so make wise buying decisions. All properties are sold AS IS WHERE IS with No Contingencies. Sellers will not redeem ground rent if applicable. If you are a “no show” for the Bus Tour or you don’t buy any houses, there is no refund of the registration fee.
The Investor Bus Tours are for SERIOUS buyers only. No tire-kickers allowed. You will need to fax your “Proof of Funds” or Pre-Approval Letter from your Hard Money Lender prior to being able to bid for properties on the bus. There will be a waiting list, so don’t be left behind!

(3) BIDDING and PROPERTIES
On Bus Tour day, Bidders will be given an information and bid sheet for each property. Interested buyers will write their bid on the form and sign it. Your bid sheet must be turned in when you get back on the bus and prior to arrival at the next property. Even if your bid is 0, you will be required to turn in ALL bid sheets. Each property will be sold to the highest bidder over the start bid price. It’s that simple! Contract Assignments ARE NOT PERMITTED. Escalation Bids are not permitted—Only Specific Dollar Amounts in $500 increments—So Make Your Best Bid when Bidding!
Upon arrival at each property, all bids from the previous property will be read and the highest bidder will be announced. There is no limit to the number of houses you may buy.
After you register you’ll be on the update list to get property information 48 hours prior to the tour!
